THE HUB APARTMENTS – PROJECT DESCRIPTION
The site is on a busy arterial road in Bondi Junction located within short walking distance of the shopping centre and train station. Bus services are adjacent to the entry, providing connections throughout the eastern suburbs.
The surrounding context is characterised by a mixture of commercial and residential buildings of various sizes, forms and ages. There is no prevailing building type although the primary construction material is face or rendered brick.
Our design response has provided overall massing that is mindful of the existing context and provides a height and bulk transition from the mixed use zone on Bronte Road to the medium density residential zone sitting behind on Brisbane Street. It is a five storey building characterised by a projecting two storey middle part with the upper and lower parts recessed to further emphasise the middle. The forms step back from the rear lane assisting in the transition of different building zones.
Sustainability was a key concern with all electric power being provided by a photovoltaic panel array and battery storage. Adjustable metal louvres are used extensively to moderate the sun and light and reduce the need for air conditioning.
Most apartments are cross ventilated further reducing reliance on air conditioning and grey water is used for all landscaping needs.
Building materials have been selected to be low maintenance with all external walls rendered brick and smaller elements being robust in nature such as steel and aluminium.
